Methodology: how the rates are built

Every rate in the Nigeria Construction Rate Book is composed from its resources, never guessed: material quantity x (1 + waste) x material price, plus labour hours x the all-in hourly rate, plus plant days x the all-in plant rate. Overheads, contingency, profit and VAT are added once, on top.

The rate formula

Unit rate = Σ material quantity × (1 + waste %) × price + Σ labour hours × all-in hourly rate + Σ plant days × all-in day rate.

Tender rates

Tender rate = net rate × (1 + 7.5% overheads) × (1 + 5% contingency) × (1 + 10% profit) × (1 + 7.5% VAT). Withholding tax (2%) is deducted at source and reduces cash, not price.

Locations

Abuja is the base. Materials, labour and plant are adjusted separately for each location. The factors are starting points based on market evidence and judgement.

Confidence grades

Prices older than 90 days are flagged STALE.

Weekly updates

Every Monday, key prices (cement, iron rods, diesel, petrol, gas, roofing, blocks, sand, granite and the exchange rate) are re-checked against dated sources. A price changes only when a dated source supports it; a move of more than 25% needs two independent sources. Every change is logged on the updates page.

Who publishes it

The rate book is published by Buildocrat Property Technologies Ltd (RC 7019619), Abuja. Buildocrat's founder, Engr. Kola Ibrahim (MNSE, R.COREN, PMP), is a COREN-registered civil and structural engineer.
